The developer
Stirling Family Church Property Ltd is the owner and developer. A local community that's been part of Stirling for decades, and chose to put homes on land it holds rather than sell it on. That's what makes Avenue a community development, not an investment product.
Claridge Construction
Claridge Construction has been building across South Australia since 1993. That's more than thirty years of homes, from a close-knit Adelaide team led by founder Peter Claridge. They've built accessible homes before, including a Specialist Disability Accommodation project at Clapham, and they build in the Adelaide Hills. Known for careful, sustainable work, fixed-price contracts, and standing behind the build long after the keys change hands.
Abela Design & Drafting
Abela Design & Drafting is a boutique Adelaide studio, founded by Paul Abela in 2002. They design around the people and the site, across single homes and multiple-dwelling projects like this one, and they've built a name for creative, detailed work, including on tricky and sloping sites. They carry a design from first concept through council approval and construction drawings, so nothing gets lost along the way.

Yes. The ground-floor apartments have a private verandah and yard, and the upper apartments have a balcony.

SDA & Funding

Specialist Disability Accommodation: specialist accessible housing designed and funded through the NDIS for people with disability who need it.

SDA is different from most of your NDIS budget. It is not money you manage yourself. It sits in the capital supports part of your plan, and the NDIS pays it straight to the SDA provider, which is us, to cover the specialist design and build of the home.

Yes. Avenue is Specialist Disability Accommodation, so you will need SDA funding in your NDIS plan. If it is not there yet, or you are not sure, your support coordinator or planner can help you work through it, and we are happy to point you in the right direction.

No, and it is a common mix-up. SDA pays for the home, the building and its accessible design. Your support, whether SIL or another arrangement, pays for the people who help you, and it is funded separately. That means you can change your support provider without having to move house.

The NDIA does, not us. SDA goes into a plan for people assessed as having very high support needs or extreme functional impairment, usually with evidence from an occupational therapist and other allied health professionals. Your support coordinator or planner is the best person to guide that, and we are happy to point you in the right direction.

The NDIS pays Avenue directly for the specialist housing. Your part is a Reasonable Rent Contribution, which is set by the NDIS rules, not by us. For a single person it is capped at about a quarter of the Disability Support Pension plus your Commonwealth Rent Assistance, so it lands closer to social or community housing than private market rent. Utilities and everyday living costs are separate. We will walk you through your actual numbers before anything is signed.

Your contribution is set by the NDIS and adjusted in line with the pension, usually twice a year. We will always be clear about what you pay, and there are no hidden costs from us.

Yes. You are a tenant with full legal protections under South Australian tenancy law, with a residency agreement. This is your home to settle into, not something you can be moved out of for someone else's convenience.
